Fall Roof Maintenance on the BC Coast

Fall is when roof maintenance on the BC coast actually matters. Winter on Vancouver Island does not mean snow. It means weeks of rain, wind, and salt spray from the ocean that wear on shingles and flashings faster than anything you see inland. If you have been putting off a hard look at your roof, do it now, while the weather is still workable and before the serious storms arrive.

We have worked on Island homes and commercial buildings from oceanfront properties to remote sites accessible only by barge. Every fall, we see the same issues appear. Most are easy to catch early. Some are worth tackling yourself. Others need a contractor.

Clear Your Gutters

Start here. Leaves and debris clogging gutters force water under your roof edge instead of away from the house. On the Island, where rain can run for weeks without a break, that backed-up water finds every small gap and eventually causes rot in soffit, fascia, and rafter ends.

Get a ladder and a bucket. If you are uncomfortable on a ladder or do not have safe access, call someone. A clogged gutter is not worth a fall. While you are up there, make sure the downspouts drain water well away from the foundation. We have seen footings erode because downspouts empty right at the house corner.

Look for Moss and Watch the Shade

Coastal moss grows fast in shaded spots. On the north side of your roof, you might find a thick mat that holds moisture against the shingles. Moss does not destroy a roof overnight, but it traps water and speeds deterioration. A light cleaning with a low-pressure rinse can help. Pressure washing can damage shingles, so be careful if you go that route.

If you have large trees hanging over the roof, fall is the time to trim them back. Dead branches and heavy limbs are a hazard and they keep the roof shaded and wet all winter. A drier roof grows less moss and needs fewer repairs.

Inspect Flashings and Seals

Flashings are the metal strips around chimneys, vents, dormers, and roof valleys. They channel water away from penetrations. Caulk and sealants crack and shrink over time from sun and cold cycles.

Walk the perimeter and look for:

  • Cracks or gaps in caulk around any metal flashing
  • Rust or discoloration on metal that should be clean
  • Lifted or curled shingles near valleys or roof penetrations
  • Any place where daylight shows through a seam

Small cracks caught now are cheap to fix. If flashing has pulled away or shingles are lifting, call a contractor. Water behind shingles is expensive once it reaches the structure.

Check Your Attic

You do not need to walk the roof to catch problems. Go into the attic on a clear day and look for water stains, dark streaks, or soft spots in the wood. A stain on insulation or the underside of the sheathing usually means water got in weeks or months ago. Trace it back to the roof and get it sealed before the wet season is fully underway.

Also check for daylight coming through cracks in the sheathing. Older Island houses sometimes have gaps where boards have shrunk. Sealing them keeps wind-driven rain from blowing up under the shingles.

When to Call a Contractor

You do not need professional eyes on every gutter. But bring someone in if you find:

  • Widespread cracked or failed caulk and sealant
  • Water stains in the attic
  • Missing or damaged shingles
  • Rust or deterioration on metal flashing
  • Sagging sections or soft spots in the decking
  • A roof that has never had a professional inspection
