Metal roofing on Vancouver Island is not a trend. We installed a standing-seam metal roof on the Wolfgang Residence and the results speak for themselves in a coastal rain. But metal is not the only answer, and the choice between metal, shingles, and low-slope systems comes down to your site, your exposure, and what you want to be doing about your roof in fifteen years.
Island homes sit in the path of winter storms, salt spray, and months of relentless rain. That shapes every roofing decision. We have been working here since 1980 and we see the same patterns repeat. What holds up on an open, wind-exposed site can be the wrong call for a sheltered valley lot. What looks right on day one can become a maintenance problem in year five.
Standing-seam metal roofing dominates the upper end of residential work on the Island. Sloped panels shed water fast. No pooling, no ice dams in the rare freeze. Salt spray and wind do not degrade metal the way they wear down asphalt. The seams are interlocked and sealed, so wind-driven rain has nowhere to go.
The catch is cost and the skill required to do it properly. Metal roofs need accurate flashings, tight transitions, and shop-fabricated details at valleys, dormers, and parapets. We fabricate our own metal in-house. That means custom pieces are cut and bent to fit your roof, not forced together with whatever stock trim the supplier ships. On a coastal site where a leak is a significant repair, that difference matters.
Aesthetically, metal ages well on the Island. It patinas to a soft gray and sits comfortably in forested settings. Color coatings hold in a salt environment far better than painted asphalt shingles.
Most houses on the Island still have asphalt shingles, and that is not unreasonable. They are faster to install and the upfront cost is lower. For a sheltered site or a home where you are comfortable re-roofing at some point down the road, quality shingles are a practical choice.
The Island climate is hard on them, though. Moss grows on shaded slopes in the wet, mild conditions we get here - not because the shingles are failing, but because the environment is ideal for it. Moss holds moisture at the eaves and can back water up into soffits. Wind in a serious storm can lift corners or tear tabs off lower-grade shingles. Granules wash off over time and shingles become brittle in UV. You are replacing them before a metal roof gets broken in.
We have replaced shingle roofs at properties like the Back Road craftsman home without any drama - the old roof served its time. Shingles work. Just do not expect them to stay maintenance-free on a salty, exposed site.
Newer homes and additions often use TPO or EPDM membrane roofs on low-slope decks. These single-ply systems handle Island rain well when the slope and drainage are right. That qualifier matters. A true flat roof collects water. You need at least a gentle pitch, working weep holes, and solid edge flashing so rain can escape the deck.
Membrane roofs land at a mid-range price point - less than metal, more than shingles. On a deck over living space, they are an excellent choice. On a full house roof with heavy sun and foot traffic, they require more attention than most people expect going in. Maintenance is not complicated, but it is real.
An exposed coastal site, within reach of salt spray or carrying the full weight of winter wind, points toward metal. The higher upfront cost reflects the performance gap over time. A sheltered property with a tighter budget and an owner who understands the maintenance cycle can do well with quality asphalt shingles. Low-slope additions make sense with membrane systems, as long as drainage is designed in from the start.
